Terms and Conditions

These Terms & Conditions (“Agreement”) govern all interactions between Seattle and Middle East Real Estate (“Company”, “we”, “us”), its clients (“Client”, “you”), and any users of our real estate services in the United Arab Emirates. By engaging our services you acknowledge you have read, understood, and agree to be bound by these terms.


1. Definitions

  • Property: Any real estate (residential, commercial, land) offered for sale, purchase, lease, or rent.
  • Broker / Agent: A licensed real estate intermediary registered in the UAE (e.g., with RERA, DLD, ADRE). Dubai Land Department
  • Transaction: Any sale, purchase, lease, rental, valuation, or advisory service provided by the Company.

2. Licensing & Compliance

  1. Legal Practice: All real estate activities are conducted by licensed brokers and agents in compliance with UAE federal and emirate-level laws, including Real Estate Regulatory Agency (RERA) regulations and local land departments’ rules. Dubai Land Department
  2. Registration: Brokers and agents working under this Agreement hold valid UAE licenses and registrations for real estate activity in the relevant emirate. Dubai Land Department
  3. Client Obligations: You agree to provide accurate and truthful information, including identity documents and proof of financial capacity. Documents not provided accurately may delay or invalidate services.

3. Scope of Services

Seattle and Middle East Real Estate may provide:

  • Property sale and purchase facilitation.
  • Rental and lease negotiation.
  • Property valuation and advisory.
  • Market analysis and investment consulting.

All services shall be in accordance with applicable UAE law and industry best practices.


4. Client Responsibilities

You agree to:

  • Act in compliance with UAE laws and avoid any unlawful conduct.
  • Provide all requested documentation for transactions (e.g., identity, bank confirmation, power of attorney if applicable).
  • Ensure property access for inspections when requested.
  • Comply with registration requirements for lease contracts (e.g., EJARI in Dubai where applicable). Wikipedia

5. Fees and Payments

  1. Commission:

  • Sales: Brokerage fees up to a maximum 2% of the final transaction value, or as agreed in writing.
  • Rentals: Brokerage fees up to 5% of the annual rent or in accordance with client agreement. OpenProjects

  2. Payment Terms: Fees shall be due upon closing of the transaction or as agreed in a written fee schedule.

6. Property Listings

  1. Accuracy Disclaimer: While we strive for accuracy, all property details are provided by owners or developers and not guaranteed by the Company. OpenProjects
  2. Changes: Property prices and availability may change without notice.

7. Third Parties & Developers

Transactions may require documentation and approvals from government authorities (e.g., land department, municipality). Clients agree to comply fully with such processes and bear any associated costs.


8. Confidentiality & Data Protection

We will treat your information with strict confidentiality and use it only for transaction purposes, marketing consent permitting. Personal data will be handled in accordance with applicable UAE data protection regulations.


9. Limitation of Liability

To the extent permitted by law, the Company shall not be liable for indirect, incidental, or consequential damages resulting from your use of our services, including delays caused by third-party authorities.


10. Dispute Resolution

  1. Applicable Law: This Agreement shall be governed by the laws of the United Arab Emirates.

  2. Jurisdiction: Any legal disputes shall be subject to the competent UAE courts in the emirate of operation.


11. Amendments

Seattle and Middle East Real Estate may update these Terms at any time. Notice of changes may be communicated via email or posted on our website.


12. Acceptance

By signing a service agreement, paying fees, or using our services, you acknowledge acceptance of these Terms & Conditions.
